Rental Policies

By placing a reservation, you acknowledge that you have read and agree to these rental policies. If you have any questions concerning these policies, please contact us at 740-216-4790 or by email and we will review them with you before you make your reservation. 

Upon your arrival, please notify Carefree Cabins if you observe anything damaged or broken in or around the cabin. We would even suggest taking pictures. If you do not let us know, you may be held responsible for the damage and be charged to the credit card on file. 

NOTE: These policies will be displayed on the Payment Info screen at the time of your reservation. In order to complete the reservation, the system will record your electronic signature by requiring you to check a box stating, "I have read, understand, and agree to the above listed policies."

Rental Policies and Booking Details for Carefree Cabins, LLC

Booking: The person booking must be 21 or older and be present at the cabin during the entire stay. There is a 2-night minimum stay year round, and 3-night minimum stay on Holidays. Two night minimum on weekend is Thursday/Friday, Friday/Saturday or Saturday/Sunday. Any stay that consists of a Friday or Saturday night is considered a two night minimum at weekend rates. A 50% deposit will be charged at the time of your booking, and the remaining balance will be charged 21 days prior to your scheduled arrival.  

NOTE: By submitting your credit card you give Carefree Cabins, LLC permission to charge the credit card provided for the following: 1) 50% deposit to secure your reservation, 2.) Remaining reservation balance 21 days before arrival, 3) smoking and/or pet fees, 4) property damage, theft, unusual/excessive cleaning expenses. All charges are at the discretion of Carefree Cabins, LLC.

Occupancy Rate: Advertised cabin rental rates are based on two (2) person occupancy. Additional guests age 5 or older are $25/each per night. Maximum occupancy of each cabin is four (4) people. Renter is required to provide an accurate number of guests prior to check in. Additional guests or day guests are not permitted unless approved by management prior to arrival. If you are found to have more in your group than reserved for, you may be forced to leave without a refund. 

Check In/Check Out: Check In Time is 4:00 pm, Check Out Time is 11:00 am. Please follow all 'Prior to Leaving' guidelines upon checking out. Early check ins and late check outs are not permitted unless approved by management prior to arrival. Late checkout without prior approval will be charged $100 to the card on file. 

Cancellations/Refunds: Cancellations received more than 21 days in advance of your scheduled arrival are subject to a 25% cancellation fee. Cancellations within 21 days or less of your scheduled arrival will NOT receive a refund. However you may use 50% of these funds for future available dates booked within one year. Change in arrival and/or departure date(s) can be considered a cancellation at the discretion of Carefree Cabins, LLC. Original booking price will not be reduced if fewer people show up at check-in time. No refunds will be given for early departures or weather conditions. We recommend a 4-wheel drive for the winter season.

Damages/Cleaning Fee: The cabins have been designed and furnished with the highest quality of materials and amenities. We expect that our guests will respect the inside, outside and surrounding property at all times. We reserve the right to charge you for any damages or excessive cleaning needed from your stay. If you notice any problems upon checking in, please notify us immediately to avoid being held responsible for any damages. See "Excessive Cleaning" clause below. 

NOTE:  Dishwasher must be loaded with any dirty dishes and started before check-out or a $50 fee will be charged to the credit card on file.

Amenities: Occasionally amenities, like appliances, fireplaces, or hot tubs, may require maintenance and/or repair. We will service or replace these amenities as quickly as possible. No rental concession or refunds will be given for time without these items. In addition, loss of electricity, water or other services out of our control will not result in a refund. Due to cleaning and servicing of the hot tub, sometimes it may not be up to full temperature at time of check in and require a few hours to heat. We will need access to service the hot tub as needed. No glass is allowed around hot tub area. Plastic dishware and glasses are provided for your use.

Personal Injury: Carefree Cabins maintains their properties with the utmost care and regard for guests safety. All guests are responsible for their own actions during the course of their stay and agrees to release and hold harmless Carefree Cabins, LLC and its owners or agents, from damages or injuries to person or property by reason of any cause either in or around the premises.

Fireplace: Do not leave fireplace unattended. Please turn off when leaving the cabin. 

Candles and/or Open Flames: No candles or other open flames, except for provided fireplace and flameless candles, are allowed inside the cabins. 

Firepit: Do not leave fires burning unattended in outdoor firepit. Please extinguise fire when leaving cabin or before going to bed. 

Pets: Pets are not permitted in or around the cabins. Sorry, we love our pets, but our cabins are not pet-friendly. There will be a $250 charge to credit card on file for pets on premisis due to excessive/deep cleaning required for other guests with allergies.

Smoking: Smoking is NOT permitted in the cabins (including e-cigarettes). $250 charge to credit card on file due to excessive cleaning required. Smoking is allowed outside on the deck/patio area with proper disposal of cigarette butts. Do not throw cigarette butts in yard or wooded areas. 

Excessive Cleaning: If excessive cleaning is required for reasons other than pet on premisis or smoking inside, $100 will be charged to the credit card on file. 

Hunting/ATV's/Firearms/Fireworks: Are not permitted at any time in or around Carefree Cabins properties.

Owner and Renter further agree as follows:

  • Liability. The Renter agrees to assume all responsibility for any accident, injury, or damage that may result in or about the premise, to persons or property, and that the Owner or agent of the premises shall not be held liable, or responsible for such injury, accident, or damage. Renter assumes the risk involved with the use of the hot tub and any and all other rental facilities and agrees to hold harmless and indemnify the owner from any and all claims and liability of any nature that may arise by reason of the use of the same renter or others using the same.

  • All children must be under adult supervision at all times, and the renter will be responsible to compensate Owner for any damages caused by children occupying the rental premise.

  • Damages caused by the renter will be paid for by the renter. Inspection of the premises will be made by the Owner after termination of rental period.
